Our full management service includes

  • visiting your property and  providing a market appraisal.
  • advising you on compliance and other legal requirements

  • match interview and introduce a suitable tenant
  • run reference and credit checks and obtain a guarantor if necessary
  • prepare an inventory and photographic records
  • arrange, prepare and serve the tenancy agreement with the addition of any requires addendums
  • collection of advanced rent and deposit
  • arranging future rent payments
  • the issue of monthly statements
  • arranging for maintenance/repair work if required. At a fee of 6% inclusive of VAT of the invoice cost to a maximum of £50 per invoice
  • submit the tenants deposit to, The Deposit Protection Service, a government authorised scheme. (Details can be found at
  • carry out regular property inspections and issuing a landlords report
  • complete a final inspection on termination of the tenancy and negotiate any necessary claims for dilapidation
  • notify the council tax office and utility services of the final meter readings
  • our management fees are payable at 12% of the rental income collected including VAT for the term of the tenancy.
  • If the tenants remain in occupation after the initial agreed term the commission rates will continue at the same rate

This is a service for landlords who wish to manage their own properties and for this we undertake to:-

  • The landlord then oversees their own property
  •  The fee for this finders service is £495 inclusive of VAT

Moving in a tenant

Our service includes:

  • Checking the tenant into the property and agree the inventory
  • Supervising the transfer of gas, electricity and council tax accounts into the tenant’s name
  • Collecting a tenancy deposit and holding it in line with government legislation

Our service includes:

  • Receiving rental payments monthly in advance, and pay you promptly, together with a detailed statement from our management systems
  • If required paying regular outgoings for you from rental payments
  • Inspecting the property periodically, and reporting any problems to you
  • Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works
  • Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary
  • Checking tenants out as required, re-letting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property
